Costs, subsidy and rules
Replacing windows in the Netherlands: costs, subsidy and rules (2026)

In short
- A uPVC tilt and turn window costs from €543 incl. VAT; a terraced house with 6 windows about €8,200 to €9,000 including installation.
- The process: quote, measuring, final price, 50% deposit, 3 to 5 weeks production, 1 to 3 days installation, final payment.
- ISDE subsidy 2026: €111 per m² for triple glass in a new frame, €25 for HR++, installed by a company.
- Usually no permit needed, except for listed buildings and protected townscapes. Apartment owners need VvE approval.
Replacing your windows in the Netherlands works a little differently from what you may know at home. Dutch homes use block frames (blokkozijnen) fixed into brick walls, tilt and turn windows are the standard, and there is a national subsidy for insulating glass. This guide covers what it costs, how the process works and which rules apply, written for international homeowners.
What does replacing windows cost?
Prices below are what we charge in 2026, incl. 21% VAT, in white uPVC with HR++ glass. See the full price list for every size.
| Product | Price | With installation |
|---|---|---|
| Tilt and turn window 100 × 120 cm (Comfort) | €619 | €1,315 |
| 3-section living room window 240 × 140 cm (Comfort) | €1,094 | €1,790 |
| uPVC sliding door 220 × 210 cm | €2,659 | €4,831 |
| Front door with frame 100 × 215 cm | €1,739 | €3,064 |
| Terraced house, 6 windows | €8,200 to €9,000 |
Installation costs €695.75 per window, €1,324.95 per door, €1,687.95 per double door and €2,171.95 per sliding door. That includes measuring on site, removing and disposing of the old frame, fitting and adjusting the new one, insulating and sealing, and uPVC finishing strips inside. Plastering and painting are not included.
How it works, step by step
- Quote. Send what you want to replace, ideally with photos. You get a quote within one working day.
- Measuring. We measure on site and confirm the final price. If you do not accept it, you pay nothing.
- Deposit. Accept the final price and pay a 50% deposit. Dutch consumer law caps a required prepayment at 50%.
- Production. Your windows are made to measure in 3 to 5 weeks.
- Installation. We replace one opening at a time; an average house takes 1 to 3 days.
- Final payment. You pay the other 50% after installation. Then apply for your subsidy.
uPVC, timber or aluminium
Most Dutch homes get uPVC (kunststof): it is affordable, insulates well and needs no painting. Timber suits character homes and is sometimes required in listed buildings. Aluminium gives slim frames and large glass areas.
| From-price incl. VAT | uPVC | Timber | Aluminium |
|---|---|---|---|
| Window frame | €214 | €246 | €264 |
| Door with frame | €1,812 | €936 | €1,307 |
| Maintenance | Clean only | Paint every 6 to 8 years | Clean only |
HR++ or triple glass
HR++ (Ug 1.1) is the Dutch standard for double insulating glass. Triple glass (HR+++, Ug 0.6) costs about €46 per m² of glass more, keeps the inside of the glass warmer and reduces condensation. With new frames it also gets you over four times as much subsidy: €111 instead of €25 per m².
ISDE subsidy for windows
The ISDE is the national subsidy for insulation, run by the RVO (Netherlands Enterprise Agency). It pays per m² of glass, measured including the frame, not for the frame itself.
| Measure (2026) | Requirement | 1 measure | 2 or more |
|---|---|---|---|
| HR++ glass | U max. 1.2 W/m²K | €25 per m² | €50 per m² |
| Triple or vacuum glass in a new frame | U max. 0.7 W/m²K | €111 per m² | €222 per m² |
| Insulating door, together with glass | Ud max. 1.5 W/m²K | €25 per m² | €50 per m² |
- Who: owner-occupiers. Landlords and VvEs have separate schemes (SVOH and SVVE).
- Minimum: 3 m² of glass, maximum 45 m² per home.
- Installed by a company: fitting it yourself means no subsidy.
- Double amounts: with a second type of measure (for example roof insulation or a heat pump) within 24 months.
- Apply after installation, within 24 months, via the RVO eLoket with DigiD.
- 2027: a lower amount of €55 per m² for triple glass is planned; orders placed on or before 31 December 2026 keep €111.
Permits, VvE and renting
- Permit: replacing windows in the same opening is usually permit-free. A listed building (monument) always needs a permit, and a protected townscape often does for the front facade. Check your address with the Omgevingsloket permit check.
- Apartment: the facade and frames usually belong to the building, so you need approval from your owners association (VvE). Check the deed of division and house rules for colour and model.
- Renting: windows are the landlord's responsibility. Tenants cannot claim the ISDE.

Common mistakes
- Comparing quotes on price only. Check profile depth, number of seals, glass, and whether removal and finishing are included.
- Measuring the opening as the order size. The frame must be about 20 mm smaller than the opening.
- Installing yourself and expecting subsidy. The ISDE requires installation by a company.
- Forgetting the VvE. Without approval you may have to undo the work.

Frequently asked questions
Do I need a permit to replace windows in the Netherlands?
Usually not. Replacing windows in the same opening is generally permit-free. You do need a permit for a listed building (monument), and often in a protected townscape or when you change the look of the front facade. Check your address in the Omgevingsloket.
Can I replace the windows of my apartment?
Usually only with permission from your owners association (VvE), because the facade and window frames are often shared property. Check the deed of division and house rules first.
Can tenants replace windows?
No, that is up to the landlord. Ask your landlord or housing association; tenants cannot claim the ISDE subsidy.
How much subsidy do I get for new windows?
Under the ISDE (2026) you get €111 per m² for triple or vacuum glass in a new frame and €25 per m² for HR++ glass, from 3 m², doubled with a second insulation measure within 24 months.
Can windows be replaced in winter?
Yes. We replace one opening at a time and close it again the same day, so your home stays warm and secure.
How long does it take?
About 1 working day for the quote, 3 to 5 weeks for production after measuring, and 1 to 3 days to install an average house.
